Here’s something that caught us off guard: the peak of Costa Rica’s high season was actually slower than certain parts of the rainy season. That tells you everything you need to know about how this Nosara real estate market is shifting. Buyers are definitely interested in taking action, but here’s the thing – homes in key locations, especially close to Playa Guiones or properties with big ocean views, haven’t come down in price very much.
However, we’re finally seeing a lot more Nosara properties dropping their prices, and the market is starting to take real action.
Nosara Rental Market Analysis: Opportunities for Investors
Nosara vacation rentals are down across the board for a couple of reasons. First, the overall Costa Rica tourism market is down – travel and tourism are down for Costa Rica in its entirety. But there’s also more homes on the Nosara rental market than there used to be.
The silver lining? There are really good opportunities on both the Nosara real estate and vacation rental investment sides right now.
Nosara Real Estate Deals Under $2-3 Million
For the first time in a while, there are actual deals available on finished homes under $2 million and under $3 million in the Guiones area. That’s something we haven’t had much of lately, and it makes this a really good time to be a Nosara property buyer. On the vacation rental side, it’s a great time to be a renter too.
Why You Need Local Nosara Real Estate Expertise
Here’s our advice: don’t just use the standard booking sites where you click and book like VRBO or Airbnb for Nosara rentals. Talk to local Nosara rental agents who know the area. Prime Playa Guiones Locations: Sellers are holding firm on super prime Nosara spots – those closest to Playa Guiones beach with the best ocean views. We don’t have as many motivated sellers in these premium Nosara areas, but there are occasional deals flying under the radar where people really need to sell.
Outer Nosara Areas: If you’re open to Nosara’s outer areas, there are incredible Costa Rica real estate deals. Prices are way down and there’s a lot more desperate sellers. The price has dropped drastically in these Nosara zones.
Example Investment Opportunity: The K45 listing is a perfect example – incredible Nosara location with an ocean view that close to Playa Guiones beach, plus a water meter already in place. That’s seen a huge price drop from where they started to where they are now.
Best Timing for Nosara Real Estate Investments
We’re heading into Costa Rica’s peak rainy season, and here’s what I don’t recommend: waiting until high season to take action on Nosara properties. Sellers will be more motivated right now because of where we are in the cycle. We historically have a lot of traffic between November and December in Nosara.
Historically, our Nosara market ignites really hard in November, but in recent years, that’s been getting closer to Christmas. Even Nosara real estate sometimes starts moving heavily in January instead of November. Could be because we’ve had some challenging weather the past couple years, but it’ll be interesting to see what this Nosara market does.

As it stands right now, it’s a great time to be a Nosara property buyer, and there are good deals to be had in key Playa Guiones locations and beyond. The opportunities are real – you just need to work with someone who’s truly researching the Nosara market and not just using websites to shop from.
